Early Signs of the Spring Market in South Berwick
Spring is here, and the South Berwick market is showing continued strength. The median home sale price last month was $560,000—up 22.5% from $457,250 in March of last year. A total of 6 homes sold, compared to just 4 during the same time in 2024. Homes took an average of 6.5 days to go under contract, which is slightly slower than last year’s lightning-fast 3.5-day average, but still reflects strong buyer activity. Sellers are continuing to see competitive offers, with homes selling for an average of 101.9% of their asking price.
Inventory remains low, with just 5 active listings and 3 currently under contract. Across York County, we saw a noticeable dip in closed sales—177 this March compared to 226 last year—a 21.7% drop. On the positive side, interest rates have started to ease. After peaking at 7.05% in January, they dropped to 6.95% in February and then to 6.72% in March.
